Property sales contracts in Cyprus rise by 13.7%

In Cyprus, 13,288 property sale and purchase contracts were registered in the first eight months of 2026, up 13.7% from the same period in 2025. This is the highest figure for the first eight months of a year on record. According to Cyprus Mail, the data from Cyprus’ Department of Lands and Surveys were analysed by the BuySell platform.

In August, 1,241 contracts were registered, 10% more year-on-year, but fewer than the 2,040 recorded in July. August was the eighth consecutive month of 2026 in which the figure exceeded the result for the corresponding month of the previous year. The highest annual growth this year was recorded in June, at 27.2%, while July became the first month with more than 2,000 contracts.

Larnaca rose, Limassol declined

Larnaca showed the strongest growth in August: the number of contracts there increased from 221 to 299, or by 35.3%. In Paphos, the figure rose by 19.7%, and in Nicosia by 8.2%.

In Limassol, the number of contracts in August fell by 5% to 395. This was the first year-on-year decline in the district since the start of 2026. In Famagusta, the figure decreased by 8.3% to 55 contracts. At the same time, 4,354 contracts have been registered in Limassol since January—approximately one-third of all contracts in Cyprus, 17% more than last year.

The share of foreign buyers exceeded 40%

From January to July, buyers who are not Cypriot citizens signed 4,980 contracts, 20.3% more than a year earlier. Their share accounted for 41.3% of all registered contracts, compared with 39.2% in the same period of 2025. In July, the number of contracts involving foreign buyers reached a monthly record of 829.

In Paphos, foreign buyers concluded 1,667 contracts, accounting for 69.8% of all contracts in the district. Their share was close to 46% in Larnaca and Famagusta, 36.5% in Limassol, and 15.9% in Nicosia.

Apartments rose in price faster than houses

The Central Bank of Cyprus residential property price index rose by 7.5% year-on-year in the first quarter of 2026 and by 2.3% compared with the previous quarter. Apartment prices increased by 10.8% over the year, while house prices rose by 3%. The highest annual price growth among the districts was recorded in Larnaca, at 8.9%.

The declared value of completed property title transfers from January to July amounted to €2.7 billion. Limassol accounted for €1.084 billion, Nicosia for €567 million, and Paphos for €543 million. These data cover 12,857 properties across 11,522 transactions.
