In Kyiv, the number of apartments available for rent has risen sharply as winter approaches
Over the past two months, Ukraine has seen significant changes in the rental housing market: in Kyiv, the number of listings rose by 66 percent, and in Odesa, it more than tripled, while in most cities in the western part of the country, the selection of housing has rapidly shrunk.
Experts at the LUN marketplace attribute these fluctuations to internal migration and citizens’ preparations for winter, when people cut back on expenses, move to different apartments within the capital, or relocate to other regions. At the same time, experts emphasize that the increase in the number of listings in Kyiv occurred gradually throughout August and September, so reports of a sudden mass exodus of Kyiv residents are inaccurate.

An increase in the number of rental listings is also being observed in Zaporizhzhia, Sumy, Kherson, Dnipro, and Kharkiv. In contrast, in Chernivtsi, Uzhhorod, and Ivano-Frankivsk, the number of listings has decreased by approximately 60 percent, leading to a further rise in prices in these regions. Uzhhorod remains the most expensive city in terms of rent, where the average price for a one-bedroom apartment reaches 31,500 hryvnias, followed by Lviv and Ivano-Frankivsk. By comparison, in Kyiv, the average one-bedroom apartment costs 17,000 hryvnias per month, and a two-bedroom apartment costs 25,000 hryvnias.
