In Zaporizhzhia, house rents have nearly doubled over the past year
Rental prices for private homes in Ukraine have changed significantly over the past year, with the largest increase recorded in Zaporizhzhia.
This is according to data from OLX.
In this frontline city, the median cost of renting a house rose by 87%—from 8,000 UAH in March 2025 to 15,000 UAH in March 2026.
Significant price increases were also recorded in Cherkasy, Lutsk, and Mykolaiv—by 50%—and in Ternopil—by 48%. In Vinnytsia and Uzhhorod, prices rose by 45%.
In Kyiv and Lviv, house rents rose by 22%, while in Odesa and Poltava, the increase was negligible.
At the same time, in some cities, prices remained stable or even fell. The largest drop was recorded in Rivne—by 34%; rents also fell in Kherson and Sumy.
Experts attribute this trend to rising demand for housing with self-sufficient amenities—such as generators, alternative energy sources, and heating systems.
In the first quarter of 2026, the Ukrainian real estate market saw a significant shift in leadership, resulting in Kyiv finally dropping out of the top three most expensive cities for renting one-bedroom apartments.
