Russians are buying more real estate in Thailand due to fears of a new mobilization
Following reports of a possible new wave of mobilization, Russians began actively searching for real estate abroad. Thailand has become one of the most popular destinations. Between January and August 2026, Russian citizens purchased 1,050 properties there for a total of $123.5 million, or 10.4 billion rubles. The number of transactions was 38% higher than during the same period last year.
Representatives of other companies in the market also confirm the growing interest of Russians in Thailand. Alexey Igoshin, director of the investment company Izbushka Properties, reported that from January through August, the number of transactions by Russian citizens in the country rose by 45%, while the volume of investments increased by 65%. He did not provide specific figures but noted that Russians ranked second among foreign buyers of Thai real estate. They accounted for 12.6% of all transactions, compared to 7.9% during the same period last year.
According to Kalinka, Thailand ranks second among the most popular destinations for Russian citizens, after the UAE. Phuket accounts for the largest share of applications—63%. Pattaya accounts for another 21%, while Bangkok and Koh Samui each account for 8% of applications.
Reports of a possible new wave of mobilization in Russia following the September elections have been circulating for several months. As recently as August, sources at The Wall Street Journal, The New York Times, and the Financial Times warned of this. Ukrainian President Volodymyr Zelenskyy has also made similar statements.
According to Bloomberg, even Russian officials and staff at military recruitment centers fear a new wave of mobilization. In light of this, they are advising their relatives to leave the country. As the agency reported, the Kremlin plans to send another 300,000 people to war.
