Ghana offers investments in aQuaaba resort rooms in Akosombo
In Akosombo, Ghana, developer Quao Realty is offering investors the opportunity to purchase rooms at the aQuaaba resort hotel on the banks of the Volta River. The starting price is $100,500, while the projected annual return is about 8–10%, according to a sponsored article by MyJoyOnline.
Income-sharing model
Under the project’s terms, the buyer receives ownership of a fully serviced hotel room. The resort is to be managed by Aquaaba Hotel and Resort Limited, which will be responsible for marketing, bookings, cleaning, maintenance and guest services.
Income from all rooms is planned to be pooled into a shared fund. After operating expenses are deducted, net room income will be distributed among owners on a proportional basis at the end of each operating year. Therefore, payments are expected to depend on the performance of the entire resort rather than solely on the occupancy of a particular room.
MyJoyOnline notes that the projected 8–10% annual return is the developer’s estimate rather than a guaranteed result. Actual returns may depend on resort occupancy, management quality and market conditions.

Terms for owners
Owners will be able to stay at the resort for up to 10 nights per year, subject to availability. If the purchased room is occupied, the project terms provide that they must be given equivalent accommodation within the complex.
Owners will not be able to rent out their rooms independently through services such as Airbnb: all rooms will be under the exclusive management of the resort operator. The project is primarily aimed at extended guest stays but also provides for short-term visits.
Location and developer
aQuaaba is planned to be located on the banks of the Volta River in Akosombo, near the Akosombo Dam, about an hour and a half’s drive from Accra. According to project information, the town is visited by weekend tourists, corporate event participants and international travelers.
Quao Realty also lists The Autograph, Manora Residence, The Essence and 233 Boulevard among its projects in Accra.
