14 hectares of land with a forest and a lake are for sale in the Kyiv region for $2.5 million
A 14-hectare plot of land has been put up for sale in the village of Fursy, in the Bila Tserkva District of Kyiv Oblast. The property is located 4 kilometers from Bila Tserkva and features a forest, a lake, and utility connections. The property is priced at $2.5 million. The possibility of joint participation in the project or a combined sale of square meters is also being considered.

The site is suitable for a residential development project, a cottage community, a club-style suburban residence, or a mixed-use residential and recreational development.
The territory is located in a forested area, isolated from dense development, and features its own lake covering approximately 0.7 hectares with a depth of about 7 meters. Homebuyers in this location will have access to the city’s infrastructure, transportation, schools, medical facilities, and retail establishments in Bila Tserkva.
The concept for the future cottage community may include low-rise development with single-family homes, townhouses, or duplexes, an internal road network, a security checkpoint, lighting, children’s and sports areas, walking paths, and service facilities. A landscape park or promenade could be developed around the lake.
The site’s engineering and industrial infrastructure includes the following elements:
- electrical power in the form of two 400 kW transformers with a 1 MW cable;
- a medium-pressure gas pipeline along the boundary of the territory; two pressure sewer pipes with a diameter of 110 mm;
- an artesian well with a capacity of 5 cubic meters per hour;
- a 3,500-square-meter capital warehouse;
- a concrete plant;
- an open-air storage yard for bulk materials and a gantry crane;
- a new paved access road to the property boundary.
The existing infrastructure allows the developer to use the warehouse and equipment as a construction base for storing materials, machinery, or organizing contractors, which reduces initial setup costs.
