Apartment Prices in Cherkasy Have Risen: How Much Does Housing Cost?

Apartment prices in Cherkasy continue to rise. On the resale market, two-bedroom apartments have seen the sharpest increase over the past six months—up 15%.

Currently, the average prices are as follows:

  • 1-bedroom — $48,000;
  • 2-room — $70,000;
  • 3-room — $76,500

In new developments, the average price per square meter is $820. Business-class apartments have seen the largest price increase over the past year—13%.

Rents have also risen. Two-bedroom apartments have gone up 29% over the past six months—to 18,000 UAH per month. One-bedroom apartments cost an average of 15,000 UAH.

In Zmiiv, Kharkiv Oblast, a former boarding school is being renovated into housing for 222 internally displaced persons. The local budget plans to allocate nearly 388 million hryvnias for the work, but journalists from “Nashi Hroshi” allege that prices for building materials may have been inflated and that the cost of the apartments significantly exceeds local market prices.

In May, Ukrainian banks issued 776 mortgage loans totaling over 1.5 billion hryvnias. The largest number of homes purchased with loans were in the Kyiv region and the capital. Most new mortgages were taken out to purchase homes on the primary market, but there is also demand for apartments and houses that already have owners.
