Demand for office space in Kyiv has risen by a third due to companies relocating

In the first half of 2026, gross office space take-up in Kyiv increased by 33% compared to the same period in 2025 and totaled approximately 104,000 square meters. At the same time, 20–30% of the demand was driven by companies forced to relocate from buildings damaged by Russian shelling.

According to the company, about 40% of all transactions in the first half of the year were relocations. A significant portion of these relocations was specifically due to damage to office properties.

Over the course of six months, approximately 50,000 square meters of office space in Kyiv was partially or significantly damaged as a result of missile strikes. This represents about 2% of the capital’s competitive office supply.

As a result, the total volume of competitive office space as of the end of the second quarter had decreased by 1.7% since the beginning of the year—to 2.08 million square meters.

At the same time, about 15,000 square meters of new supply entered the market. In 2025, no new office space entered the market at all.

The average vacancy rate has decreased by 2.5 percentage points since the beginning of the year, to 16%. This is already close to the figure at the end of 2021, when the vacancy rate stood at 14.5%.

In Class A business centers, the vacancy rate fell to 14%, which is 8 percentage points lower than a year earlier. In Class B, the rate stood at 15.5%, down 4 percentage points year-over-year.

In terms of demand, IT, high technology, and telecommunications accounted for the largest share—48%. Manufacturing, industry, and energy accounted for 14%, while pharmaceuticals and healthcare accounted for 6%.
