Land prices in Ukraine have skyrocketed

More than four years after the moratorium was lifted, 501,619 agricultural land sale agreements have been concluded in Ukraine, totaling 49.7 billion hryvnia

According to the State Service of Ukraine for Geodesy, Cartography, and Cadastre, the total area of the plots covered by these agreements is 977,200 hectares

Currently, the average price per hectare of land in the country is 75,100 UAH, with the most expensive plots located in Ivano-Frankivsk and Kyiv regions.

The past year of 2025 was an absolute record-breaker for the Ukrainian land market, demonstrating rapid growth in key indicators. 

Citizens concluded 131,300 transactions, which is 13% higher than the results of 2024. At the same time, the total financial value of transactions rose by 43%—from 12.5 billion UAH to 18 billion UAH. 

The average price per hectare for the year increased by nearly a third, rising from 47,300 UAH to 61,800 UAH.

The trend toward rising prices for Ukrainian black soil continued actively in the current year of 2026. In the first four months, 39,797 transactions were concluded for a total amount of 6.17 billion UAH. 

Despite a slight 5% decrease in the number of transactions compared to the same period last year, the average price per hectare jumped another 26% to reach 75,100 UAH. 

January was the most expensive month, with a price of 95,700 UAH per hectare, while the peak of buying activity occurred in March.

Alongside rising prices, there has been a slight decrease in the total area of agricultural land sold. 

While 92,900 hectares were sold between January and April 2025, the figure for the first four months of this year was 82,100 hectares. 

The regional distribution of sales reveals a massive price gap between different regions of the country. The highest prices are in Ivano-Frankivsk Oblast, where a hectare costs 179,600 UAH, and Kyiv Oblast, at 178,200 UAH.

The average price per hectare of agricultural land in Ukraine in April was 69,468 UAH, which is 9.4% less than in March.

Over the past year, prices for meat and meat products in Ukraine have risen by up to 45% in some areas. Beef remains the most expensive—its price continues to hover at record levels. Experts predict that by the end of winter, meat prices could rise by another 5–7%.
