Russian strikes have destroyed more than half of the warehouses in the Kyiv region—what will happen to prices?
The warehouse real estate market in the Kyiv region has lost more than half of the space that was available before the start of the full-scale war. Due to the shortage of warehouse space, large retail chains and logistics companies are forced to change their supply routes, which could lead to higher costs for rent, transportation, and goods.
Before the full-scale invasion, the total volume of warehouse real estate in the Kyiv region was approximately 2 million square meters. War-related losses have already exceeded 1 million square meters, and, taking into account the latest attacks, could reach over 1.2 million square meters.
In 2025 and the first half of 2026, developers delivered record volumes of new warehouse space. Last year alone, the market added 216,000 square meters—the highest figure since 2008. However, new construction is not keeping pace with the destruction of existing space.
Large warehouse units have disappeared from the market
There is almost no vacant space left in the Kyiv region. According to Yaroslav Gorbushko, director of the capital markets department at Expandia, only a few small units ranging from 500 to 1,000 square meters are available on the market.
At the same time, there are virtually no large units of 10,000 square meters or more, which are needed by retail chains and logistics operators.
Kirill Kravchenko, managing partner at A&K Real Estate Consulting, predicts that rental rates could rise by 7–10% due to the shortage of warehouse space.
Due to the loss of large complexes, companies will have to change their established routes, relocate inventory, rent several smaller facilities instead of a single hub, and increase the number of shipments between warehouses and stores. Businesses may partially pass on these additional costs to end consumers through higher prices.
