Ukrainians have become the undisputed leaders in Poland's real estate market

Ukrainian citizens continue to rapidly increase their presence in the Polish housing market. Over the past ten years, the total number of real estate purchases by foreigners in the country has increased fivefold, with Ukrainians accounting for the lion’s share of this demand. 

This is evidenced by official data from the Polish Ministry of the Interior and Administration, published by the Inpoland.net.pl portal.

By the end of 2025, foreign citizens had purchased over 17,700 apartments in Poland, a 2% increase from the previous year. Ukrainians remain the main driver of this trend, with their investment and purchasing activity surging sharply following the start of the full-scale Russian invasion in 2022. Throughout 2025, Ukrainian citizens purchased 9,300 Polish apartments with a total area of 548,000 square meters. This volume exceeded the combined figures for buyers from all other 115 countries worldwide.

Belarusian citizens hold second place in terms of transaction volume, having purchased 2,700 apartments last year with a total area of 192,000 square meters. Citizens of other countries are also showing significant activity:

  • Citizens of India: invested in 16,000 square meters of housing. These are primarily highly paid specialists who have been working for a long time in Poland’s high-tech, IT, and international services sectors.

  • Turkish citizens: have concluded deals totaling approximately 10,000 square meters.

  • Czech citizens: purchased a similar amount of space (about 10,000 square meters), viewing Polish real estate as a reliable investment vehicle or as a second home for weekend getaways.

At the same time, market analysts are observing a reverse trend among investors from Western Europe, whose interest in Polish housing is noticeably waning. The decline in demand on their part is driven by a significant increase in the cost per square meter, a decrease in net returns from subsequent rental of the property, as well as stricter lending conditions. As a result, the Polish real estate market is losing its appeal for short-term and speculative Western investments, giving way to actual buyers who plan to live in the country long-term or run a stable business there.

Poland has expanded opportunities for Ukrainians seeking to obtain a driver’s license. From now on, in a number of Polish cities, the written driving test can be taken in Ukrainian.

In Poland, security services have dismantled an organized group that was preparing to mass-produce counterfeit euros worth hundreds of millions. According to the investigation, part of the counterfeit currency was intended to be sold on the market in Ukraine.
