In Russia, rising housing costs are leading to an increase in the number of listings for the rental and sale of garages that have been converted into living spaces. According to the Russian Guild of Realtors, such properties are appearing on the market with increasing frequency; however, experts warn of the risks involved and the lack of legal regulation.

Against the backdrop of rising real estate prices in Russia, the number of offers to sell and rent garages adapted for living is increasing, according to the Russian Guild of Realtors. Konstantin Aprylev, founder of the Russian Guild of Realtors, confirmed that such offers are increasingly appearing on the market.
“This is a gray market. Because, God forbid, if a person burns to death in this garage, the owner will go to prison. Essentially, these spaces are not suitable for living, and, of course, this can only happen without any clear legal contractual relationships,” the expert explained.
Hundreds of similar properties for sale and rent can be found on popular online platforms. The largest number of such offers is in the Krasnodar Region and the Moscow Suburbs.
For example, in Adler, a two-story garage with an area of 100 square meters is being offered for rent at 40,000 rubles per month. The listing includes a kitchen with a gas stove, a washing machine, a water heater, air conditioning, heated floors, and a walk-in closet.
