Singapore’s Marina Square to close for redevelopment planned for completion by 2031
In Singapore, the Marina Square shopping complex will close on March 31, 2027, for a major redevelopment planned for completion by 2031. Three new towers featuring luxury residences, serviced apartments, offices and a 304-room hotel will be added to the renewed complex.
Three hotels already operating in the Marina Square area — Pan Pacific Singapore, Parkroyal Collection Marina Bay and Mandarin Oriental Singapore — will remain open during the construction work. As Channel NewsAsia reports, experts believe that the arrival of a new hotel could compel existing establishments to differentiate themselves more clearly through their services and positioning.
Impact on neighboring shopping centers
Lee Sze Teck, senior director of data analytics at Huttons Group, said that after Marina Square closes, some tenants and shoppers may move to nearby Suntec City, Millenia Walk and CityLink Mall. According to him, brands with an established customer base in the Marina Bay area may consider vacant spaces in these shopping centers as an option for relocation.

Lawrence Loh, a professor at the Department of Strategy and Policy at the National University of Singapore Business School, noted that Suntec City and Millenia Walk are accessible by public transport and have sufficient parking spaces. He also suggested that increased demand for commercial space could slightly raise rental rates.
Risks to visitor traffic
At the same time, not all of Marina Square’s visitor traffic will necessarily shift to neighboring complexes. Lee pointed out that changes to connections between shopping centers could lengthen routes and encourage some shoppers to choose other districts. Loh estimated that this could particularly affect hotel guests if temporary routes to Suntec City and Millenia Walk are less convenient.
Singapore Land Group, the owner of Marina Square, said that inconvenience may arise at different stages of the redevelopment. It plans to manage access and guest flows, coordinate construction schedules where possible, and inform visitors about changes. Experts also noted that neighboring shopping centers will not always be able to replicate Marina Square’s family-oriented formats, including indoor playgrounds, due to limitations of space and premises configuration.
